Horror Story: The Adventures of Showing Homes, Grumpy Clients, and the Payoff of Persistence

This is a horror story that was rather funny! After showing my clients many houses over the course of 2 weekends, we were coming down to the wire. Their house was closing in two weeks and they still had not found the right house for them…

So we trudged on, during the final weekend marathon of house hunting with their college graduate daughter in tow, we headed out. After about 4 houses we came to the door of the 5th, which we almost didn’t even try to see because of the steep hill and the husband was really not excited about it, but being the good agent, I said, we’re hear, we have an appointment. Let’s go ahead.

Now following all my REALTOR® training I did as I was taught and let the family enter ahead of me after unlocking the door. Suddenly the daughter and mother were back peddling and mumbling in a whisper, “someone’s here, someone’s here!” Being certain they were wrong I stepped in to be met by a very irate home owner yelling “Get out, you don’t have an appointment!” To which I assured him I did! Nonetheless we DID NOT see that home.

I was mortified and my clients fell into the car laughing. I couldn’t believe that this had happened. I found out later that the homeowner’s own agent had nicknamed him “Mr. Grumpy”.

Oh well, at least they had their clothes on! Oh by the way, the next house I managed to forget to take the alarm code in with me and set the burglar alarm off. The daughter was pretty much done with me after that and wouldn’t go inside the other listings! I did sell them a house that next day however.

Horror Story: Smokey Robinson Deal Killer

“When Smokey Robinson and his former wife divorced some years ago, I had a married couple under contract to buy a home. When I called the couple that day, the wife said they had changed their minds because they were going to get a divorce.

I asked why? She told me she and her husband had gotten married around the same time as Smokey and his wife and since they were divorcing, my clients felt they should divorce too.

I said, ‘You know what, let’s forget about the purchase of the home, that’s not my concern right now. My concern now is you and your husband and your relationship.’ So we talked for a while, and then said goodbye.

About a week later, she called and said they were going to stay together and wanted to buy the home. We closed with two refreshed married individuals!

I think we owe it to our customers and clients to be more than just a real estate professional. If asked, we should try to help them in any way.”

Horror Story: Agent “Cops” A Closing

“Recently, while participating in a difficult set of transactions that I thought were almost complete, I was called by the title company to advise me that the buyer had not shown up for closing. It was late in the day and I was pretty reticent about calling the sellers and letting them know that one more thing had gone wrong and that they would not be moving over the weekend after all.

“While speaking with the buyer’s agent, I learned that the buyer had gotten lost on the way to closing and was nowhere near the title company. When he realized where he was, he began speeding and was stopped by the local Police Department.

“Although an upstanding young man, he had a delinquent traffic ticket on his record, and the police officer gave him a ride to the police station instead of the title company.

“I called the police sergeant and asked if we could close him at their location, since he was just sitting in an interview room, waiting to pay his tickets and be released. At first they hesitated, but then agreed to let us come and have him sign his closing papers.

“The title company escrow officer met me at the police department, had him sign the documents and we left a new buyer who was just a little red-faced over his situation. He was grateful, however, that he and his family would be moving after all and was quite surprised that we could accomplish this closing in such a non-traditional setting.

“With just minutes to spare, the documents were faxed in and the transaction was complete, including funding of several loans that were dependent on this particular closing.

“What this tells you is that Texas Best Properties will do whatever it takes to complete your transactions…we will truly ‘Close you wherever you are and will do whatever it takes…’”

Horror Story: Legal Snag Gets Buyer “30 days”

“I was the buyer’s agent, and the buyer had loaded up their household into a moving van and were 200 miles from their new home.

“Just then I was told that there was a problem! This was an estate sale and the lawyer who handled the case had not advertised the property for the required 30 days. The presiding judge would not grant an exemption, so the buyer couldn’t move in for 30 days. They had to rent a house, and since the rented house was small, they also had to rent storage (which meant two moves).

“The listing agent hadn’t disclosed the requirement to anyone, nor would they allow early move in. Lesson learned!”
